Problems:

CDM:

  • Understand your site very well, from the CDM point of view, easy, safe access and egress to public highway, water and electricity risks, power and other utilities, sewers and drains.
  • Previous use and potential pollution, backfill or fly-tipping.
  • Milk and Ink are corrosive to concrete
  • Car recycling sites will be polluted with petro-chemicals, hydro-carbons, fuels lubricants, explosives from airbags and seat strap restraints

Solutions:

  • Bioremediation can be used to clean up soil and water on sites when there is plenty of time, 2-3 years
  • This can be by adding microbes that eat bacteria, or growing specific plants that absorb the chemicals and minerals that can then be retrieved by various methods
  • Mechanical and chemical remediation is used to clean site with less time, plant can be brought to site on 10 low loaders, set up and then process the soil over the whole site (often used to clean up ex gas works sites)

Trees:

  • Design project to avoid felling trees,
  • Provide protection to retained trees.
  • St. Engineer to survey trees to be felled for potential use as structural sections
  • Constructor to survey trees to be felled for potential uses in carpentry, joinery or landscape features or sculpture
  • Survey trees to be felled for potential uses in saleable commodities
  • Constructor or joinery subcontractor to arrange for trunks to be machined for seasoning on site
  • If insufficient durability then seasoning and preservative treatment may be necessary off site.
  • Design Joinery to avoid need to preservative treatment.

Consider:

  • Understand the contribution of the existing local community to the site: transport: bus or rail stops, (consider frequency of service as well), post box, corner shop, recreation and sports ground, community centre, schools, wildlife, walks, etc.
  • Ecological site survey: Brownfield sites often have wildlife diversity greater than Greenfield sites.
  • Understand what there is before doing anything.
  • Try to avoid decanting wild life if there is a way to maintain it insitu.

Avoid:

  • Sites with overhead or underground electricity transmission cables on site or nearby.
  • Electromagnetic radiation from cables and transformers.
  • Avoid building accommodation for sleeping in the vicinity of these cables or transformers.
  • Avoid railway overhead catenaries where accidental electrocution is possible.

    • As wooden objects in landscape?
    • As scraps on the ground to encourage biodiversity occupation?
    • To rot down become food and improve soil?
  • Can the designer make use of the wood from the trees to be removed in the building or landscape?
    • Can wood scraps be used as mulch?
    • Can wood scraps be used in compost?

  • Avoid sending hazardous waste from polluted sites to landfill if insitu remediation can be achieved

    • consider installing drilled deep ground source heat pump tubes at the same time
    • to avoid two sets of drilling rigs being brought to site at different times.
