Problems:

  • Very rarely the design life of a building and all of its parts is established in the briefing process
  • If you assume the building is designed for a ’60 year Normal life’ then this dictates we build competently and robustly, if you assume a ’15 years temporary life’ the materials and methods can change, being less robust.
  • Services are designed to a lower design life.

Misunderstandings:

  • If the client acknowledges that some part of a fit-out have a short life because the space is likely to be refitted for another purpose within a short period then the materials and methods used should reflect this this short life; then requirements for 25 year guarantees on everything are inappropriate in those cases

Solutions:


Consider:

Design structure for appropriate life:

  • 15 year Temporary, 30 year Short Life, 60 year Normal life, 120 year Long life
  • But rationalise and design the structure and fabric to allow replacement of shorter life elements
  • Design frame and fabric for deconstruction and salvage in future at end of design life
  • Ensure durable structural elements can be reused or recycled
  • Ensure mechanical connections are robust to allow disconnection and reassembly
  • Ensure components are robust enough to cope with manhandling and transport to reuse site
