It is the Building Fabric and the properties of the materials used, its U value, Decrement delay, vapour open/closedness, thermal mass, etc. that determines the energy performance of the building, the Mechanical and Electrical Serives only meet the shortfall that the building fabric fails to address, by putting more energy in to meet the demands.

Carbon Buzz focuses on the parts that meet the shortfall without adequately documenting the building fabric so the opportunity to learn anything valuable about the building fabric has been missed and much of what can be leaned is missing, helping to maintain business as usual.

Judging the building’s performance based on it’s servicing choices will not help you make a better building next time without understanding the building fabric and the appropriateness of the services to that building fabric.

Carbon buzz can record information about building fabric as optional extra information, but is has a very low profile in the tool, and no lessons can be leaned from it.

Despite this major omission this is a good first step towards a very useful tool.
