Approaching Self-Build Through Planning                 

Allow plenty of time

  • Despite planning reforms and ambitions
  • T&CP permission is getting slower
  • More expensive with more evidence reports needed
  • Minimum 12 months and no guarantees

Site availability

  • Not a Planning issue but
  • Since 2012 Local Authorities obliged to determine demand for self-build sites
  • And make self-build sites available to meet that demand
  • Very few people register their interest in site and they are exceptionally provided

Permitted Development

  • Permitted Development Rights
    • Roof top extension adding two stories
    • Take care with overloading structure
    • Take care with lightweight structure
    • Take care with overheating
    • Add decrement delay thermal insulation to prevent overheating
    • Outbuildings up to 50% of floor area of house
      • Maximum eaves height limits its use
      • Not independent accommodation
    • But other domestic uses supplementing house uses
    • Insulate well to prevent adding energy burden
    • Changes of use
      • From commercial to domestic

  • ‘Paragraph 84e’ despite drive to improve design quality of new housing, generally new housing continues to be very ordinary and with very poor environmental consideration.
    Paragraph 84 sets a high bar it demands a design approach of highest quality.
