Modern Methods of Construction (MMC)

MMC comes in a variety of forms and approaches including

  • Panelised, Modular, Podular,
  • Dimensional coordination using standard sized off shelf materials without cutting waste (DfWR)
    • Walter Segal Self Build, Walter Segal Method, Walter Segal Approach
  • Design for waste reduction (DfWR)
  • Design for manufacture (DfM)
  • Design for better assembly (DfBA)
  • Design for deconstruction and reassembly (DfD&R)
  • Off-site prefabrication/preassembly (OSP)
  • On-site assembly (OSA)

Innovative Methods of Construction (IMC)

  • CLT Cross laminated timber
  • SWS Solid Wood Systems
  • SIPS Structural Insulated Panels Systems (Risk of overheating)
  • ISPS Insulated Structural Panels Systems (better insulation choices, less overheating)
  • Including: modern interpretations of older methods
    • 21st century version of Cob: CobBauge
    • Straw bale: UPStraw

MMC still suffers from preconceptions about system buildings created in 1940-50’s and 1970-80’s

  • Then a need to build fast post-war with smaller work force
  • Building faster or cheaper always leads to problems
  • Precast concrete, loadbearing panels, skyscrapers and land scrapers
  • Acoustic transfer without isolation between flats or apartments
  • In adequate insulation thermal bridges, condensation, reinforcement corrosion, structural failure
  • Unskilled workforce, incomplete assembly, Ronan Point tower, Progressive Collapse after panel displacement
  • Insurance difficult to get
  • Local authorities not willing to specify MMC
  • Clients become defensive when MMC is mentioned, so don’t mention it
  • Latest problem is Reinforced Autoclaved Aerated Concrete (RAAC) loadbearing panel construction
    • PFI Private Finance Initiative, PPP Public Private Procurement
      • Private profits at expense of public taxpayers
      • New Schools and New Hospitals many of them to replace aging estate
      • Legacy buildings demolished instead of upgraded
    • Contractors obligation own and maintain then hand over at 25 years
    • Leads to surreptitious 25 year design life (Short life) hand over at 25 years, falling apart
    • Short life materials with warrantees and premiums to pay
    • Faster cheaper construction methods found
    • Incompetent construction methods introduced
    • Light weight concrete, moisture permeable, vulnerable reinforcing bars, structural failure
    • last decade
    • Urgent need for new housing for
    • Society subdividing into multiple smaller families
    • Growing homelessness due to exploitable landlord legislation, blame-free evictions
    • Increasing numbers of asylum seekers in security camps or barges
    • Council tenants in hotel rooms
    • No truly affordable housing to fill gap in social housing over past 40 or more years
    • ‘Right to buy’ property not replaced
    • Significant numbers of empty homes
    • ‘Buy to rent’ kept empty as an investment because property values continue to increase
    • Speculative housing developers delivering poor quality housing but public have little choice
    • UK Self-build is bespoke, grand design and MMC prefers consistent mass production
    • Financial institutions invested in new factories to build MMC
    • To try to break housing developer strangle hold
    • But they drip feed new homes to maintain high demand and high prices
  • But land-banking prevents market penetration
  • Speculative developers have a captive supply chain they want to exploit, no need for MMC
  • Government Construction Playbook: 2020, 2022, (2024 pending)
  • Required 20% of Government funded housing to be MMC
  • Now ‘MMC by Default’ mandated
  • Local authorities reluctant to specify MMC
  • Government Departments can do MMC
    • Ministry of Justice (MoJ) doing it by MMC
    • Ministry of Defence (MoD) doing it by MMC
    • Kier Construction have now got their own MMC Factories to feed MoJ & MoD
  • PSA MoB was disbanded sold to Tarmac and evaporated
  • Need for inter-operability
    • Interface consistency
    • Multi-manufacturers to feed project, or replace one if one goes under
    • Different Procurement
    • MMC to become main contractor/developer
    • Sub-contract ground works
    • Or main contractor adds profit on MMC (significant % of project costs)

Different solutions for Self-Build

  • Land bank smaller sites less interesting to Speculative Developers
  • Tackle small scale sites
  • Pre-serviced plots
  • Offer standardised MMC for fast delivery to weathertight solution that self-builders can customise
  • Standard approach with variable cladding, finishes, furniture & fixtures
  • Batch production MMC
